A.J. Brown Transforms Office Space Into Work of Art for Kirkwood Marketing Firm

A.J. Brown, Inc. recently completed the construction of a 2,800-square-foot office for Two-forty-seven Direct, a direct-response marketing firm located in the Kirkwood Bend Building. A. J. completed the project on time within a five-week construction schedule.

With assistance from O’Toole Design Associates, Skibbe-Uhlig, Inc. and Novus Development, the empty space was transformed into a creative work environment, featuring radius walls and soffits combined with unique borders in the paint, carpet and vinyl floor tiles.

In addition to overseeing the construction process, A.J. Brown was responsible for the installation of specialty items, including all the casework and drywall throughout the office.

Advanced Solutions Leases TRiSTAR’s Corporate Woods III

Advanced Solutions, Inc., a subsidiary of SBC Communications, has leased a four-story, 141,423-square-foot office building at 125 Corporate Office Drive in Earth City. The $20 million structure, Corporate Woods III, is the third and final building at Corporate Woods Office Park, a $50 million, 424,000-square-foot development of TRiSTAR Business Communities. Clayco Construction Co. is the design/build contractor of Corporate Woods.

Advanced Solutions will base broadband and data business operations related to “Project Pronto” at the building. The $6 billion initiative will promote the use of high-speed voice, data and video services via Digital Subscriber lines (DSL) to a potential 77 million customers in the United States. Approximately 800 to 900 people will work in the building.

The building’s sophisticated systems include advanced fiber optics; enhanced electrical service to meet “computer-at-every-workstation” loads; a direct, digitally controlled energy management system; and three high-speed elevators.

Like its predecessors, building III is a contemporary-styled structure with an exterior of buff-colored architectural concrete ringed by bands of green-tinted punch windows. Four green reflective glass curtain walls—one on each end and two at the center—further ornament it. Clear anodized sunshades top the fourth floor windows. Anodized aluminum, granite, fresco and glass are primary interior finishes.

TRiSTAR began work on the 30-acre Corporate Woods tract in early 1998. The first building in the park—the 128,000-square-foot world headquarters of national grocery wholesale/retailer Save-A-Lot, Ltd.—was completed in the fall of 1998. Corporate Woods II followed in spring 1999 with major tenants including Group Health Plan, The Earthgrains Co., Chrysler Financial Co. and State Farm Insurance Cos.


McCarthy/Interface Partner To Build St. Louis City Justice Center

With extensive experience in construction of correctional facilities across the country, McCarthy, in a joint venture with Interface Construction Corporation, is building the $65 million St. Louis City Justice Center. The pre-trial detention facility, which is scheduled for completion the end of 2001, will house 732 inmates.

In addition to an aggressive construction schedule that required McCarthy to pre-plan extra time to ensure that the glass curtain wall arrived on time, another challenge was to install the complex security system.

“When constructing a correctional facility, McCarthy builds the cell areas from inside-out beginning with plumbing and electrical systems, followed by cell walls and floors,” says McCarthy senior vice president of Operations Kevin Kuntz. “This requires detailed planning and coordination to confirm systems are operating each step along the way.”

Replacing an existing justice center constructed in the early 1900s, the new 260,000-square-foot, five-story facility is located across from the new Thomas F. Eagleton United States Federal Courthouse. The structure will contain intake and holdover processing facilities for pre-trial and short-term-sentenced residents. Inmate housing will be located on the upper three levels; administrative offices will be on the first floor; and the kitchen facility will be in the basement.

Kennedy Associates Incorporated is prime architect and engineer for the facility’s design. Hellmuth Obata & Kassabaum is an associate in the design.  

Interface Construction Corporation is a 21-year-old, full-service general contracting firm and a Minority Business Enterprise. Interface specializes in projects valued between $1 million and $10 million. McCarthy and Interface have completed several local construction projects as joint-venture partners.

Paric Corp. Completes $3 Million WingHaven Clubhouse

McEagle Development has completed a $3 million clubhouse at WingHaven, its master-planned development in O’Fallon, Mo. An outdoor pavilion with a junior Olympic-size swimming pool and tennis courts accompany the 15,000-square-foot building, which serves the 300-plus members of the WingHaven Golf and Country Club.

Kuhlmann Design Group, Inc. designed the stately two-level clubhouse, featuring a porte-cochere at the entrance. The façade blends an orange and rose colored brick with cream-colored smooth stucco. Topping the building is an octagonal cupola ringed with windows that bathe the lobby and reception area in natural light.

The main level of the facility houses administrative offices, a pro shop, men’s and women’s locker rooms and a fully equipped fitness center that overlooks the 18th green of the Nicklaus Design golf course. The lower level hosts the Mixed Grill dining room, which features large windows overlooking the green and French doors leading to a canopied outdoor dining area.

Adjacent to the clubhouse, the pool features a sand covered beach-style entry and a 6,000-square-foot pool house with locker rooms and snack bar. The pavilion also is designed to provide prime viewing for golf tournaments. The clubhouse is programmed to ultimately double in size, with banquet facilities to be added in the planned expansion.

Situated at the juncture of eastern Missouri’s two major highways, the WingHaven master development is to include one million square feet of high-tech, research/service center space; 400,000 square feet of retail space; 2,000 homes, apartments and townhouses; miles of hiking and biking trails; schools; a wellness center; a hotel; restaurants; and a daycare facility.

When completed, the development is projected to employ more than 9,000 people and generate an economic impact of more than $50 million annually.

Metropolitan Design & Building Renovates Crown Loft Building



Metropolitan Design & Building Co. Inc. is renovating a 1907 building originally designed by George Hellmuth, one of the founders of Hellmuth, Obata + Kassabaum, Inc., into a Classical Revival loft structure with 36 luxury apartments.

Metropolitan Design & Building Co. Inc., a St. Louis-based commercial and residential design-build firm, has begun work on the Crown Loft renovation, at 4264 Laclede Avenue in downtown St. Louis.

George Hellmuth, one of the founders of Hellmuth, Obata + Kassabaum, Inc., originally designed the building that was constructed in 1907 for Sanitol, a mouthwash and dental products manufacturer. This Classical Revival loft structure is being converted to 36 luxury apartments that will feature refurbished hardwood flooring and millwork, 14-foot ceilings and interior lofts. Amenities will include a swimming pool and covered parking. The developer on the project is Owen Development and the architect is Trivers Associates.

Alton Center Business Park Represents City’s Largest Redevelopment Project

Alton Mayor Donald Sandidge and Clark Properties President Michael H. Clark operated twin 100,000-pound trackhoes that pulled down an 80-foot-long section of brick façade to pave way for the new Alton Center Business Park.

The demolition kicked off the largest redevelopment project ever in Alton—one that is expected to bring 1,000 jobs to the city. Clayco Construction Co. is targeting a year-end completion for the first phase project—the rehabilitation of 450,000 square feet of space.

The $50 million, 153-acre Alton Center is built on the site of the former Owens-Illinois glass-making plant, which closed in November 1992. Clark Properties is the developer on the project, which includes the razing of more than a dozen dilapidated buildings to make more than a million square feet of office, retail, warehouse and high-tech manufacturing space.

Conrad Properties “Tops Off” 23-Story Clayton On the Park


Clayco Tops Off Shaw Park Plaza in Clayton. St. Louis-based design/build contractor Clayco Construction Co. lifts the final I-beam into place atop the 11-story Shaw Park Plaza located at Brentwood Boulevard and Forsyth Avenue in downtown Clayton. Clayco is on schedule to complete the $53 million project this October. Trammell Crow Co. is the developer.

Conrad Properties Corp. has “topped off” Clayton on the Park, a 23-story mixed-use residential building overlooking Shaw Park in Clayton. When it opens later this year, the $40 million building will combine 115 one- two- and three-bedroom apartments on floors 11 through 23 with 98 specialty hotel suites on floors two through 10. A restaurant will occupy 8,000 square feet at street level.

“Clayton on the Park embodies a cosmopolitan living concept that is popular in other major cities and one that we’re excited about introducing to St. Louis,” says Robert Saur, president and CEO of Conrad Properties. “Apartment residents enjoy à la carte access to the services normally available only at the world’s finest hotels.”

A total of 14 apartment floor plans are offered, ranging in size from 740 to 1,810 square feet. In addition to panoramic views from floor-to-ceiling bay widow walls, the apartments will feature cable and high-speed Internet access; nine-foot ceilings; private fully equipped laundries; kitchens with maple cabinets, all appliances and built-in wine racks; island cook centers; and walk-in closets in select plans.

Hotel suites, which range in size from 450 to 1,200 square feet, will have fully equipped eat-in kitchens and private laundries complete with washers and dryers. Hi-speed Internet access, private phone numbers and voice mail also are featured.

Building amenities include a rooftop gathering spot called “The Vernada,” a health club with personal trainers and a nutritionist, a business/conference center, limousine service, valet parking, grocery shopping and delivery, housekeeping, door-to-door laundry and dry cleaning services, personal computerized messaging, 24-hour security, a convenience shop, a private screening room and catering for large gatherings.
