“New” 500
Broadway Building Receiving $10 Million Renovation
Times Square Real Estate Investors and Grubb & Ellis|Krombach Partners
announced a $10 million renovation is underway at the new 500 Broadway
Building, across from the Missouri Athletic Club.
The 22-story glass and polished black granite building, is receiving
interior updates in all areas. Features will include up to 165,000
contiguous square feet of Class A office space, adequate on-site
covered parking with private executive parking available, fully
equipped conference facilities, fitness center and tenant lounge.
Developers believe proximity to Interstate highways and downtown
attractions such as the multiplex dome and convention center combined
with views of the Riverfront, Arch and downtown skyline will appeal
to tenants.
Lanter Co. Building Warehouse at Gateway Commerce Center

first phase was completed this summer for tenant Dr. Pepper/7-Up
Inc.
More than 1.2 million square feet of distribution space is under
construction at Gateway Commerce Center near Edwardsville. One of
those projects is Lanter Co.’s new 405,000-square-foot warehouse.
One of the new tenants is Dr. Pepper/7-Up Inc., occupying 121,000
square feet for its syrup and distribution operations.
Lanter is, a logistics firm based in Madison, Ill., providing contract,
temperature-controlled warehouse space, is completing the building.
In addition to Dr. Pepper/7-Up, the warehouse will accommodate up
to four more tenants.
The announcement by Lanter, comes on the heels of the recent decision
of Procter & Gamble to consolidate regional operations at a new
806,400-square-foot distribution facility at Gateway.
TRiSTAR Business Communities is the developer for the 2,300-acre
Gateway Commerce Center at Interstate 270 and Interstate 255. Korte
Company of Highland, Ill., is serving as design/build contractor
on the Lanter warehouse.
The Korte Company Begins Work on Addition to Boeing Leadership
Center
The Korte Company has begun work constructing a substantial addition
to the Boeing Leadership Center, located north of St. Louis. The
Center, originally constructed in March 1999, serves as Boeing’s
learning center for executives, managers, and staff in the company’s
Puget Sound, St. Louis, and Southwestern U.S. offices. Joining The
Korte Company on this project are Hellmuth, Obata + Kassabaum (HOK)
Inc. and Boeing.
Slated for completion in Spring 2002, the 81,192-square-foot addition
will include a new lodge, office space, and a fitness area. In addition,
Korte’s work will include renovations to existing portions of the
Leadership Center.
Backyard Magic Opens

St. Louis-based Tarlton Corp. completed construction of “Backyard
Magic” for The Magic House, St. Louis Children’s Museum in Kirkwood.
The main feature of the $1.2 million project is a 1,500-square-foot
outdoor education pavilion along with a children’s sculpture garden.
An outdoor exhibit area and additional parking are also part of
the expansion.
Work on Backyard Magic continued through normal museum activities.
Joining Tarlton was Mackey Mitchell as project architect.
The addition of Backyard Magic is part of Tarlton’s long relationship
with The Magic House. In 1979, the general contracting firm completed
renovations to transform a Victorian house into a participatory
museum. The Magic House now welcomes more than 400,000 visitors
annually.
McCarthy Completes American Freightways Customer Center in St.
Charles
McCarthy, serving as construction manager, completed work on the
$15 million American Freightways Customer Center in St. Charles
for the Harrison, Ark.-based trucking firm. The center serves as
a link in the national chain of American Freightways’ centers and
is a facility for local freight customers.
As construction manager, McCarthy coordinated with many contractors
and provided some construction services. The project included extensive
site preparation before construction began last year. American Freightways
served as architect of record.
The new center includes an 18,400-square-foot, two-story office
building; a 10,400-square-foot shop facility; a fueling area to
service the local fleet; and a main terminal with 208 dock doors
for truck access.
Crowne Plaza St. Louis Airport Hotel Unveils $5 Million Renovation
The Crowne Plaza St. Louis Airport Hotel recently unveiled a new
look for guests. Already known for its eight-story atrium and waterfall,
the property received a complete facelift with a marble and granite
lobby area and newly designed front desk to expedite guest check
in and check out. Public areas have new wall coverings, carpeting,
furnishings and lighting fixtures. The 351 guestrooms have new looks
as well with particular attention to the guest bath areas including
enlarged granite countertops and custom tiling. Guests will also
benefit from new data ports, two phone lines and voice mail services
in the room. Additional features include a newly constructed business
center and gift shop.
The airport-area property is newly branded as a Crowne Plaza and
is part of Bass Hotels & Resorts. In addition to a restaurant and
lounge, the hotel also has an attached T.G.I. Friday’s restaurant.
The hotel maintains a professional conference and full-service catering
staff for meetings and special events in one of the 14 function
rooms or ballroom.
Dominion Hospitality Group Building Residence Inn in Earth City

Dominion Hospitality Group is building a 104-room Residence Inn
by Marriott in Earth City. The design is a new prototype for Residence
Inn in St. Louis.
St. Louis-based Dominion Hospitality Group, a franchisee of Marriott
International Inc., has begun construction of a Residence Inn by
Marriott. The 104-room hotel is on a 2.5-acre site on Rider Trail
South in Earth City. According to Michael Mullenix, principal of
Dominion Hospitality, the $8.5 million facility is a design prototype
not seen before in St. Louis.
The Earth City project expands the Dominion portfolio of Marriott-branded
hotels to three. Dominion already owns and manages seven Fairfield
Inn by Marriott and TownePlace Suites by Marriott hotels with a
combined 632 rooms in St. Louis and Indianapolis.
Residence Inn markets to upscale business travelers and vacationing
families in need of extended accommodations, typically more than
five consecutive nights. All suites feature defined working, living
and sleeping areas with fully equipped kitchens. Other amenities
include an exercise facility and indoor swimming pool, laundry and
housekeeping services, grocery delivery, data ports and voice mail,
and 24-hour staffing.
Dominion Construction Inc. is serving as the general contractor
with Dominion Properties Inc. as the developer and hotel management.
All are part of Mullenix Companies, a family-owned and operated
group of real estate entities formed in 1964. In addition to the
hospitality company, Mullenix has built more than 5,000 homes in
the St. Louis area and owns and manages more than 2,700 apartment
units.
Vatterott College–St. Ann Celebrates 25 Years With 18,000-Square-Foot
Expansion

Celebrating its 25th anniversary, Vatterott College– St. Ann
is planning to move corporate headquarters and some technology classes
into this new 18,000-square-foot building, scheduled for completion
by the end of the year.
Vatterott College is constructing a new 18,000-square-foot building
on St. Charles Rock Road to expand the college’s headquarters and
the St. Ann campus by 50 percent. In addition, the college is now
offering a bachelor’s degree program in computer engineering.
Scheduled for completion around the end of 2001, this will be the
fourth building at Vatterott’s St. Ann campus. The expansion will
accommodate the college’s corporate headquarters, which are currently
the Technology Center building. In addition, the modern facility
will have classrooms for Vatterott Professional Development’s Degree
Plus and professional certification training programs. Other technology
programs also will hold some classes in the new building. The facility
adds 12 classrooms and computer labs, as well as office space.
The adjacent Vatterott College Research and Development building
will undergo exterior renovations as part of the project. The expansion
includes additional parking and a courtyard. Several Vatterott College
Computer-Aided Drafting (CAD) graduates and Brandon McGraw, a Vatterott
CAD instructor, were involved in designing the expansion as employees
of ArcVision, the project architect.
Opened in 1976, Vatterott College–St. Ann offers degree and specialized
career training in information technology and advanced trade industries.
Kozeny-Wagner Providing Washington Avenue Streetscape
The contract for the Washington Avenue Streetscape has been awarded
to general contracting firm Kozeny-Wagner Inc. The scope of the
project is from Tucker Boulevard to 18th Street and will include
new lighting, trees and wider sidewalks with decorative paving.
This is the first phase of revitalization in the Downtown Now! Action
plan. Wallace, Roberts & Todd, the planning firm, helped the design
team in developing concepts that led to the Washington Streetscape
recommendations, which sought to update the street level for pedestrians
and residents while maintaining respect for the history of the area.
Construction and installation began this past summer and is scheduled
for completion in 2002.
S.M. Wilson Transforms Former Chapel into its Corporate Headquarters

Formerly the chapel, offices and television studio for Lutheran
Laymans League, this two-story building on Hampton is now headquarters
for general contractor, S.M. Wilson. Renovation of the building
included the addition of the curved glass wall entry area and slate-clad
elevator visible from the parking area.
A former chapel, offices and television studio of the Lutheran Laymans
League has been transformed into the new corporate headquarters
of S.M. Wilson & Company, a St. Louis area general construction
contractor. S.M. Wilson completed renovation of the 39,000-square-foot
building in March.
Located at 2185 Hampton Avenue in St. Louis, the two-story building
now has a new entry featuring curved glass. The former chapel is
now S.M. Wilson’s reception and conference area. The original office
space was redesigned into a central core of private offices surrounded
by other offices and large rooms for bidding and planning.
Joining S.M. Wilson on the project were: Gray Design Group, architectural
and interior design; Bell Electrical, electric contractor; Bel Aire,
mechanical; Torrisi Inc., plumbing; and Alper Audi, structural.
