Phase I
at Wentzville Commons Completed; Phase II Nearing Completion
Five
new tenants joined the Schnucks
SuperCenter at Wentzville Commons as the
retail center completed Phase I in February.
The DESCO Group is targeting a spring completion
for Phase II, which features a Home Depot.

Five new tenants have joined the Schnucks SuperCenter at Wentzville
Commons Phase I. The DESCO Group is developing the 189,600-square-foot
shopping center at the corner of Pearce Boulevard and Wentzville
Parkway in St. Charles County. Anchoring Phase II of the development
will be Home Depot opening by this summer.
The 61,000-square-foot Schnucks SuperCenter opened at the end of
October 2000. R.G. Brinkmann Construction Co. completed Phase I
in late February 2001. There are now five additional tenants including:
Cleaning Plus, Great Clips, Quizno’s Classic Subs, Magic Nails and
Tans, and Gizmo Wireless. Four additional shop spaces remain available
for lease and six out lots are for sale on the property.

Economic incentives and logistics persuaded Procter & Gamble (P&G)
to select Gateway Commerce Center as the new home for its consolidated
regional operations. According to developer TRiSTAR Business Communities,
the consumer-products manufacturer will have a distribution facility
of 806,400 square feet at the 2,300-acre business park located at
the intersection of I-270 and I-255 near Edwardsville, Ill., the
$23 million distribution center, being built by Clayco Construction
Co., will be completed during the summer of 2001.
The P&G warehouse will give Gateway Commerce Center two of the largest
distribution facilities in the St. Louis area. The other major tenant
is Dial Corp., which is leasing an 812,000-square-foot building
at the center.
Gateway was designated an enterprise zone in 1997 to provide tax
incentives to attract new businesses. It is also part of the new
Economic Development for a Growing Economy (EDGE) program that offers
tax credits for businesses creating jobs and making capital investments
in Illinois. The area is served by the Norfolk Southern Railroad
and is adjacent to the new Triple Crown Services Co. intermodal
terminal, which has the capacity to handle up to 250 tractor-trailers
at one time and provides parking for an additional 300 units.
The Illinois Department of Transportation and federal programs also
have funded improvements to roadways accessing the business park
such as expanding Route 111 to four lanes. Construction of an interchange
off I-255 to serve the park is scheduled to begin in late 2001 or
spring 2002.
In addition to P&G and Dial, other major tenants at Gateway include
Lanter Co., a contract warehouse company, which operates a 406,500-square-foot
bulk distribution center and is building another nearly the same
size, and Buske Lines Inc., one of the nation’s leading freight
haulers, which occupies 165,000 square feet of office/warehouse
space at Gateway with plans to expand up to 350,000 square feet.
McCarthy Family Donates Building for Make-A-Wish Foundation of
Metro St. Louis
The McCarthy family, members of whom are involved in the construction
company that bears their name, has donated an office building on
McCarthy’s St. Louis headquarters campus to the Make-A-Wish Foundation
of Metro St. Louis. The children’s charity is moving into the renovated
building from its current location in Bridgeton.
Located on North Rock Hill Road in Ladue, the new facility gives
Make-A-Wish Foundation more than five times the space of their previous
offices. The expanded building will enable growth for the wish-granting
foundation and additional areas for current services such as a library
and more rooms for families and volunteers.
McCarthy and more than 20 of its subcontractors from across the
metro St. Louis area contributed services and supplies to help renovate
the building. To support the ongoing operations of the new headquarters,
Make-A-Wish Foundation has established a building fund, co-chaired
by Ted Koplar and Andrew Baur.
The Make-A-Wish Foundation grants wishes to children with life-threatening
illnesses and has 81 chapters in the U.S. and 20 international affiliates.
The Metro St. Louis chapter will celebrate granting its 1000th wish
this summer.
Construction Begins at One Chesterfield Place
One Chesterfield
Place, a $21 million
office development in Chesterfield, is a
project of Opus Northwest LLC and Alvin D. Vitt & Co.

Opus Northwest, LLC, and Alvin D. Vitt & Co. have begun construction
of One Chesterfield Place, a multi-tenant office building at 14755
North Outer Forty Drive in Chesterfield. Scheduled for completion
this November, the five-story Class A building will have an adjoining
tri-level parking garage and surface lot for up to 570 vehicles.
The design of One Chesterfield Place is a collaborative effort of
Opus Architects and Engineers and Holleran Duitsman Architects.
Grubb & Ellis/Krombach Partners are providing leasing services.
