Description: Initially, Dr. Pepper/7-UP Inc. will base its
syrup storage and distribution operations in 121,000 square feet
of space in the building. The area to be occupied by Dr. Pepper/7-UP
will be equipped to sustain a constant temperature between 60 and
75 degrees Fahrenheit. It will have high-density storage systems
and a 14,000-square-foot cooler calibrated to maintain a constant
temperature of 35 degrees Fahrenheit.
The entire building is being constructed of tilt-up concrete wall
panels ornamented with architectural reveals. It will have 30-foot
clear-height ceilings, 40 loading docks and an ESFR sprinkler system.
The building is designed to accommodate up to five tenants.
Gateway Commerce Center is being developed by TRiSTAR Business Communities.

Description: The Buswell Library at Covenant Theological
Institute involved an addition as well as life/safety renovations
within the existing facility. During all phases of construction,
the facility was open to the public, and so it was necessary to
schedule and work around the comings and goings of faculty and students.
The original library was constructed in the mid 1970s, and comprised
14,000 square feet. The design called for the existing building
to be wrapped by a new exterior on all four sides. The project added
25,000 square feet to the building for an increased number of stacks,
classrooms, study areas, a lecture hall, offices and a conference
room.
Despite some difficulties with the electrical engineers early
departure, Poettker Construction was able to use their design-build
expertise to complete that portion of the project and finish the
project on schedule, all while working within a guaranteed maximum
price delivery system, and returning a 1 percent cost savings to
the owner.
The new building has created a more cohesive campus environment.
The new entrance now faces the main campus, and the building itself
is now more in sync with the rest of the architecture. Previously,
the Seminary faculty was scattered across the campus. The addition
of office space has allowed the entire faculty to relocate to one
central space, and to share more resources. The building was also
designed to be home to meetings and special events, making it the
focal point of the campus.

Description: McCarthy recently began construction of a new
state-of-the-art data center for Edward Jones, an international
brokerage firm headquartered in St. Louis. The two-story facility,
to be built at their North Campus, will serve as the communications
hub for more than 7,000 Edward Jones branch offices.
Installing the extensive mechanical and electrical systems in the
walls, floors and ceilings will require detailed coordination. With
a cost-per-square-foot well in excess of a typical office building,
the systems found in this data center are extremely complex,
comments McCarthy Senior Vice President of Operations Kevin Kuntz.
Carefully planned layering of underground electrical systems
is necessary to ensure everything is installed correctly and fits
properly. Access flooring will be installed on both levels to enable
easy assess later for upgrades and regular maintenance.
With a brick and limestone facade, the structure was designed by
St. Louis-based Arcturis to withstand extreme weather conditions.
This new facility is very similar to a new data center Arcturis
also designed for Edward Jones in Tempe, Arizona. McCarthy will
construct the exterior walls using a heavily reinforced masonry
unit system. In addition, to prevent wall collapse in the case of
high winds, deep foundations utilizing drilled caissons will be
constructed. The end product will provide Edward Jones with 2N backup
capabilities.

Description: This is a very unique and specialized distribution
facility for Excel, a subsidiary of Cargill Foods. Excel distributes
beef and pork to wholesalers in Missouri, Tennessee, Arkansas and
Illinois. The project is comprised of 4,500 square feet of freezer
space and 10,500 square feet of refrigerated space. The freezer
and refrigerator space is 30 feet tall. The remaining 3,000 square
feet are devoted to offices and shipping. The new building can accommodate
about 1,400 pallet positions and is able to stage six trucks that
each hold about 22 pallets. The staging area has to maintain a temperature
of 32 degrees Fahrenheit.
The facility is a pre-engineering metal building system with freezer-paneled
roof, walls and floor. All dock and walk doors are designed for
maximum temperature control during docking operations.
Further, this project represents the first facility in the new I-255
Industrial Park in Pontoon Beach and occupies 2.5 acres. Ground
was broken in September and Excel gained occupancy in April 2001.
The new building replaces an outgrown facility in National City.

new 60,000-square-foot world headquarters will anchor Phase I of
the lavishly landscaped Pin Oak Corporate Park. The $5-million headquarters
is designed to reflect the FMIs rich heritage in the horticultural
industry. The building will be crowned by a greenhouse-shaped roof
and marked by translucent panels designed to gently filter the light
that will bathe its two-story atrium lobby.
The campus elaborate landscaping plan will be executed in
phases and will feature a host of plant species. Lavish gardens
will line walkways to the main entrance. At the rear, a terraced
garden outdoor seating area will overlook a native Illinois prairie
landscape marked by a three-acre lake ringed by a jogging path.
The headquarters will occupy 15 of the first 40 acres. Balke Brown
will market the remaining 25 acres of Phase I to complementary corporate
users.

Description: Built as the second phase of the Jefferson Smurfit
Centre, the 14-story Forsyth Centre building features more than
246,000 square feet of office space with the possibility of several
retail tenants on the ground floor. The exterior façade is
comprised of brick veneer with limestone bands, cornices and medallions
to complement the existing building, while the design of the western
elevation punctuated by reflective blue glass relates to the sweeping
curve of Forsyth Boulevard. The west elevation is further enhanced
by a landscaped plaza and sculpture garden with low planters and
seating areas that overlook Shaw Park just to the south. Covered
colonnades that stretch across the front of the building also promote
a pedestrian-friendly environment. A spectacular 6,000-square-foot,
five-story glass atrium highlighted by a sculptured free-fall fountain
and seating areas provides continuous access to the adjacent building
and parking garage, which was upgraded with the addition of seven
stories to accommodate the new buildings parking needs.
