CONTINUED SIGNS OF GROWTH
For the third year in a row, the U.S. Census Bureau has accepted
a challenge to their population estimate by the City of St. Louis.
This has resulted in a revised estimate of 352,572 for the 2005
population up from the original Census Bureau’s estimate of 344,362.1
This new estimate also confirms that the City’s population continues
to increase after a 12 percent decline between 1990 and 2000.
This increase has been fueled in part by a boom in downtown redevelopment
and housing with over $1 billion in committed residential investment
between 1999 and 2006. This translates to over 1,700 new residential
units from 1999 to 2005 and another 3,200 unit under construction
or in development in 2006 with 2,500 more units in the planning
stage. All of this residential construction is increasing the downtown
residential population from 8,300 in 2000 to a projected 17,000
people by 2010. Total investment in downtown St. Louis continues
to grow with the announcement of agreement on the $400 million first
stage of the Ballpark Village project, raising overall investment
downtown, between 1999 and 2005 estimated to be over $3.3 billion
with another $1 billion investment planned in 2006.2
