Downtown
St. Louis— Continuing Growth
St. Louis is experiencing a boom in downtown redevelopment and
housing with over $1 billion in committed residential investment
between 1999 and 2006. This translates to over 3,400 new residential
units from 1999 to 2006 and another 1,200 units under construction
or in development in 2007. Most of these residential developments
are rehabbed historic buildings. However, five new construction
condo projects are being developed providing a range of urban
downtown residential options. All of this residential construction
has increased the downtown residential population from 8,300 in
2000 to 10,000 in 2007. Projections are for 17,000 people living
downtown by 2010.
This
has resulted in a revised estimate for the 2006 population of
353,837, up from the original Census Bureau’s estimate of 347,181.1
This new estimate also confirms that the City’s population continues
to increase after a 12% decline between 1990 and 2000.
Total
investment in downtown St. Louis continues to grow with the announcement
of agreement on the $400 million first stage of the Ballpark Village
project. Overall investment downtown, between 1999 and 2006, is
estimated to be over $3.8 billion with another $1 billion investment
planned in 2007/2008.2 On top of all this, in September, Centene
Corp. a St. Louis area Fortune 1,000 healthcare company, announced
that it would move its headquarters to a new $250 million office
tower to be built in Ballpark Village.3
