PROPERTIES EMBARKS ON LOFT PROJECT IN CENTRAL WEST END

Lofts, a project of Conrad Properties in the Central
West End, is scheduled to open phase I in the fall.

Metro Lofts, a 213-unit apartment community in the Central West
End, is the latest project for developer Conrad Properties Corp.
This is the first major new apartment complex initiated in the Central
West End in 15 years.
With an estimated completion value of $32 million, Metro Lofts is
taking shape on a two-acre site at 4545 Forest Park Blvd. Conrad
Properties is targeting fall 2003 for opening phase I.
Designed by Saur Associates Architects, Metro Lofts will consist
of three, five-story buildings separated by landscaped courtyards.
The buildings will host a mix of single-level one- and two-bedroom
loft-style apartments. The complex will offer card-key-accessed
underground parking.
NEW CARDINAL RITTER HIGH SCHOOL WILL OPEN
WITH ADVANCED TRACK AND FIELD FACILITY
When Cardinal Ritter College Preparatory High School moves to its
new location in 2003, student athletes will have a state-of-the-art
track and field area for training. Byrne & Jones Construction completed
the 400-meter, eight-lane track in the fall of 2002.
“It’s a cushioned surface that is easier on leg joints and helps
increase speed by springing runners forward,” explains Britt Taulbee,
project manager for Byrne & Jones, discussing the track’s polyurethane
surface.
The project is part of a $32 million capital campaign to relocate
Cardinal Ritter to a 16-acre site at 701 N. Spring Ave. near the
Grand Center and Saint Louis University. At 85,000 square feet,
the new school building will accommodate up to 400 students. Current
enrollment for the 22-year old secondary institution is 235 students.
MCCARTHY COMPLETES OUTPATIENT CENTER AT
ST. LUKE'S HOSPITAL

Building Companies, Inc. has completed construction
of the St. Luke’s Hospital East Medical Building.

As part of a $26 million design-build project, McCarthy Building
Companies, Inc. has completed construction of the St. Luke’s Hospital
East Medical Building, which serves as a new outpatient center for
the Chesterfield health care facility. The project includes a 69,015-square-foot
four-story outpatient center and a new 447-car, 154,400-square-foot
East Parking Garage.
Adjacent to the main hospital complex, the new outpatient center
houses the Center for Cancer Care, a women’s health center including
Breast Care Center and mammography, physicians’ offices, gastrointestinal
laboratory and the nuclear medicine department.
Project architect ACI/Boland created a patient-friendly design.
Gary Olson, president and chief executive officer at St. Luke’s
Hospital explained that goals of the project included eliminating
long walks to treatment locations and to centralize key outpatient
and oncology services for patient convenience.
Since the project at St. Luke’s began in June of 2001, McCarthy
made efforts to ensure the patients and hospital were not affected
by the construction. For example, temporary parking was added and
St. Luke’s provided shuttle services to and from the facility for
employees and construction workers to ensure patients and visitors
had front-door access. In addition, McCarthy completed some work,
such as utility tie-ins, during evening and weekend hours in order
to minimize the disturbance to hospital patients and staff.
R.G. BRINKMANN CONSTRUCTION BEGINS FOURTH
BUILDING AT CHESTERFIELD GROVE

Brinkmann Construction Co. is working toward completion
of the fourth office building at the 26.8-acre, mixed-use
Chesterfield Grove development. Midwest BankCentre
will open a new community bank in the building.

The fourth office building at the Chesterfield Grove development
will serve as the newest location for Midwest Bank Centre. R.G.
Brinkmann Construction Co. is scheduled to complete building the
$4.6 million facility this spring.
Designed by ACI/ Boland Inc., the two-story, 46,600-square-foot
building is part of a Chesterfield development taking shape at Highway
40 at Chesterfield Airport and Baxter Roads. Brinkmann is serving
as design/build contractor for the office, retail and restaurant
elements of the project, which is being developed by Grove 5 L.L.C.
Midwest BankCentre will occupy 7,000 square feet on the building’s
first level. This new bank will replace an existing loan production
office on Chesterfield Grove Rd. The remaining 39,600 square feet
of office space at Chesterfield Grove IV is available for lease.
LAMBERT POINTE BUSINESS CENTRE ADDS FOURTH

Welsh Development Co. of Minneapolis has added the fourth speculative
office/warehouse to Lambert Pointe Business Centre in Hazelwood.
ARCO Construction Co. completed the 112,800- square-foot building,
as well as the other three structures at Lambert Pointe.
The 47.7-acre industrial park is located at McDonnell Blvd. and
Fee Fee Rd. adjacent to Lambert-St. Louis International Airport.
Current tenants include Protein Technologies Inc., MSAS Global Logistics,
Schwan’s, U.S. Filter, Pacesetter Corp. and Ultimate Electronics.
PARIC COMPLETES PHASE I OF RETIREMENT COMMUNITY
IN SOUTH ST. LOUIS COUNTY
Paric
Corp. has completed the $50 million Phase I of Meramec
Bluffs, the largest retirement community in the St.
Louis area. The firm is now building the second phase
on this multi-faceted senior living campus.

With the fall 2002 completion of its $50 million first phase, Meramec
Bluffs hosts a 376,000-square-foot independent living retirement
community with 177 apartment units, 19 patio homes and a two-story
assisted living facility. Paric Corp. is building Meramec Bluffs
on a 50-acre site overlooking the Meramec River at Sulphur Springs
and Vance Roads in south St. Louis County.
Lutheran Senior Services (LSS) also has awarded Paric the phase
II assignment for Meramec Bluffs. Phase II will add more than 200,000
square feet and 96 units in two wings that will flank the independent
living center, as well as six patio homes. The second phase is scheduled
for completion in 2003.
Project designers ACI/Boland and Perkins Eastman Architects have
the residential groupings nestled in the bluffs with views of the
Meramec River Valley and Castlewood State Park.
