The St.
Louis County Economic Council is coordinating the redevelopment
of Cornerstone Industrial Park, an approximately 15-acre parcel
of land being prepared as a development-ready site to attract
industrial users to Wellston.
Formerly the site of Wagner Electric Company, five buildings
currently at the site will be demolished, and the site will
be cleared for new development.
“The Economical Council sees the Cornerstone Industrial Park
as a centerpiece for the overall economic redevelopment efforts
that are taking place in Wellston,” says St. Louis County Executive
Buzz Westfall. “This is one of the most significant undertakings
the St. Louis County Economic Council and the County’s Land
Clearance for Redevelopment Authority has undertaken in the
last decade.”
Redevelopment of the vacant Wagner Electric buildings has been
made possible through a $1.9 million grant from the U.S. Department
of Commerce-Economic Development Administration and $1.2 million
in remediation tax credits from the state of Missouri.
“Developments like the Cornerstone Industrial Park give the
county an increased opportunity to attract new businesses to
the area,” says Jacqueline Wellington, vice president of real
estate and community development for St. Louis Economic Council,
which provides companies with innovative solutions in real estate
and community development programs, business development and
finance programs, business incubator opportunities, and internal
trade expertise.
“In addition to financial incentives that may be available for
companies that wish to locate in the area, the Cornerstone Park
has the additional benefit of being located near the Metropolitan
Educational Training Center (MET Center), a state-of-the-art
manufacturing training facility, as well as Work Link and a
construction training program. Any industrial business locating
here doesn’t have far to look for well-trained employees,” Wellington
adds.
The MET Center also plans to expand its training opportunities
to target the needs of St. Louis County businesses and establish
the Midwest Telecommunications Preparatory Academy.
Sansone Group Opens 26th Major Shopping Center— $22 Million
Dierberg Fenton Crossing
The Sansone Group, one of the country’s leading developers of
shopping centers, has literally moved a mountain in Fenton to
build its 26th major shopping center—the new Dierbergs Fenton
Crossing Shopping Center. More than 500,000 cubic yards of rock
and dirt were excavated, moved or hauled from the site—enough
to fill 75 percent of St. Louis’ Kiel Center.
Dierbergs Fenton Crossing is a major part of the $22 million
shopping center, which contains 24 other stores, including Commerce
Bank, Dobbs Tire & Auto Centers and Coldwell Banker. Part of
the mountain, which was cut 100 feet in depth, is still visible
and towers 100 feet above the shopping center’s parking lot.
The project was completed 15 months after the first shovelfuls
of earth were overturned to start construction.
As a major part of Fenton’s Olde Towne Redevelopment Plan, Dierbergs
Fenton Crossing is the third collaboration between Sansone Group
and Dierbergs. The 150,000-square-foot, 24-hour shopping center
is expected to generate sales in excess of $42 million annually
and create more than 300 new jobs for area residents.
Sansone Group is a diversified national real estate company
specializing in the construction, leasing, brokerage, tenant
representation and development of commercial real estate. Sansone
Group’s 11 million-square-foot portfolio includes more than
4.7 million square feet of retail, 1.8 million square feet of
office, 600,000 square feet of industrial space and 2,000 multi-family
units.
Building Clayton “Brick By Brick,” Leonard Masonry Nears

It has been more than a decade since any brick or stone was
laid on a speculative office development in Clayton. Now Leonard
Masonry Inc. is nearing completion on laying the last of 1.1
million bricks and stone to the facades of Forsyth Centre and
Shaw Park Plaza, Clayton’s latest office tower additions. In
fact, the first tenants will move into Forsyth Centre this month
according to Tom Erman of Desco Commercial Group, leasing agent
for the property.
The two buildings encompass more than 500,000 square feet of
office space and more than 3,300 tons of masonry. Also, the
two structures bring new meaning to “bricks and clicks,” a current
real estate industry “buzz” phrase, describing a building with
a traditional craftsmanship exterior combined with an infrastructure
to meet today’s technological advancements in office interior
development. These features include both fiber and copper wiring,
security and HVAC systems to handle the demands of the high-tech
equipment. In addition to fiber and copper, two floors of Forsyth
Centre also will be a switch site for tenant MCI.
Besides both being located in Clayton, the two towers rise almost
side-by-side, giving a new look to the western edge of the Clayton
office market. Shaw Park Plaza, a Trammell Crow development,
is at the corner of Forsyth and Brentwood Boulevards; Forsyth
Centre, developed by Forsyth Centre Associates LLC, is at the
corner of Forsyth Boulevard and Maryland Avenue.

CIBCO Oppenheimer Corp. is the building’s lead tenant with 20,000
square feet of space when it opens.
General Contractor of the $53 million Shaw Park Plaza is Clayco
Construction Co. Project architect is Cannon Architects and
Engineers. Joining these companies on the project are Consulting
Engineers Inc., consulting engineer; Stockard Associates, civil
engineer; Alper Ladd Inc., structural engineer; Aschinger Electric
Co.; and Eagle Plumbing Co.
General Contractor for the $35 million Forsyth Centre is R.G.
Brinkmann Construction Co. Project Architect is ACI Boland Inc.,
and Tennill & Associates Inc. is the consulting engineer. Joining
these companies on the project are EQE-Theiss Inc., structural
engineer; Volz Inc., civil engineer; and Spaid Associates, landscape
architect, as well as Guarantee Electric and Trojahn Plumbing.

The Sales
Center for The Plaza in Clayton is already open, though the
building is just rising out of the ground and scheduled for
occupancy in Spring 2002. The $145 million project adjacent
to the Ritz-Carlton Hotel in Clayton will feature 1.2 million
square-feet of mixed-use area and 80 luxury condominium residences.
The foundation work is almost completed for the entire project,
which includes a separate 16-story 341,000-square-foot office
building with 22,000 square feet for retail shops and an underground
parking structure for more than 1,200 vehicles.
Developer for The Plaza in Clayton is THF Carondelet Development
LLC, a partnership of Stanley Kroenke and Michael Staenberg.
Clayco Construction is the design builder. Higginbotham Brothers
will complete the residential interiors. Anne Ryan of Coldwell

Balke Brown Begins Distribution Center at Fountain Lakes
in St. Charles

Developer
Balke Brown Associates has begun work on this
387,000-square-foot, $11 million flow-through
distribution center at Fountain Lakes Commerce
Center in St. Charles. ARCO Construction Co. is
the general contractor.

Balke Brown Associates of St. Louis is developing its third
project at Fountain Lakes Commerce Center, a 475-acre business
park at Missouri Route 370 and Elm Street in St. Charles. The
387,000-square-foot building is a flow-through distribution
center with 28-foot-height ceilings, doors on both sides, a
shared truck court and a large drop-lot.
Balke Brown is scheduled to complete the $11 million Fountain
Lakes III in January 2001. Henderson Group is the architect
and ARCO Construction Co. is the general contractor.
Companies operating out of the two distribution centers completed
earlier this year at Fountain Lakes include The Procter & Gamble
Manufacturing Co. and a subsidiary of UniGroup Inc.
Clayco Construction Completes $2.4 Million West Springs Church
in Ballwin

The
tri-level roof, designed by Gray Design Group,
gives the West Springs Church in Ballwin a distinctive
look. It is the first place of worship built by
Clayco Construction Co. in the builder’s 15-year
history.

In its
15-year history, design-builder Clayco Construction Co. has
completed the construction of its first place of worship—the
$2.4 million, 20,000-square-foot West Springs Church in Ballwin.
Gray Design Group, Inc. designed the distinctive tri-level roof
with elevations of 15, 19 and 30 feet. The building, which is
primarily built of radius tilt-up concrete panels, is located
on a 10-acre site with parking for 150 vehicles.
The new building accommodates the growing congregation, which
has more than quadrupled in size since its founding in 1995.
In addition to eight classrooms, an administrative wing, three
offices and a conference room, the building consists of a central
sanctuary with seating for 425 people that can be converted
into a multipurpose recreation area with a three-quarter-size
basketball court and a regulation size volleyball court.
TRiSTAR Completes Lakewood Plaza, New Home of Sanford-Brown
College

and main St. Louis campus is the anchor tenant
of the new 30,000-square-foot Lakewood Plaza in
Fenton.

Developer TRiSTAR Business Communities has completed Lakewood
Plaza, a new 30,000-square-foot office/retail building at 1205
New Smizer Mill Road in Fenton.
Lakewood Plaza is serving as the new headquarters and main metro
St. Louis campus of Sanford-Brown College. Founded in 1866,
the business school offers short-term, degree and non-degree
programs in accounting, business management, computers, health
services and interactive multimedia.
In addition to Fenton, Sanford-Brown operates campuses in Hazelwood,
St. Charles, North Kansas City, Mo., and Granite City, Ill.
The subsidiary of Miami, Fla.,-based Whitman Education Group
Inc. currently serves 7,500 students system-wide.
Sanford-Brown moved to Lakewood Plaza from its previous home
on Manchester Road in Des Peres. The new facility will allow
the college to boost enrollment capacity by 21 percent, according
to Steve Stenmark, CEO of Whitman Associate Division, parent
company of Sanford-Brown.
The new campus covers 25,200 square feet and hosts four state-of-the-art
computer labs as well as expanded radiography, respiratory and
nursing labs. The remaining 4,800 square feet is being offered
as office or retail space. Parking for 249 vehicles is provided
on the 3.7-acre site.
Paul R. Zimny, CPA, with NAI Finn & Associates is marketing
the space. Design/builder Clayco Construction Co. furnished
turnkey service on the project with has an estimated value of
$5 million. Project architect is Cannon Architects & Engineers.
Cass Bank & Trust provided financing.
Lakewood is one of six projects TRiSTAR is developing in metro
St. Louis and southwestern Illinois.
Vatterott College-Sunset Hills Expansion Nears Completion

College–Sunset Hills is undergoing a 14,500-square-foot
expansion. The new Technology Center is under
construction in the Maurer Industrial Park adjacent
to their existing facility. Comple-tion is scheduled
for winter of 2001.

college’s existing facility. Construction is scheduled for completion
during the winter of 2001.
“The Sunset Hills campus has quickly become the largest and
fastest growing of Vatterott College’s 16 campuses,” says Mel
Patton, co-director of Vatterott College–Sunset Hills. “Our
phenomenal growth coupled with the strong local demand for well-trained
individuals in the information technology and technical trade
industries fueled the demand for this expansion.”
The expansion will increase the physical size of the Vatterott
College–Sunset Hills’ campus by 30 percent and will include
five classrooms, computer labs, administrative space and a student
lounge, as well as 95 new parking spaces.
The Technology Center will house the campus’ fast-growing associate’s
degree training programs in Computer Systems and Network Technology,
Computer Programming and Systems Analysis, Computer-Aided Drafting
Technology, Applied Electrical Technology and Heating, Air Conditioning
and Refrigeration Technology.
The project architect is Dale Corporation Architects/Planners.
The builder/owner is Maurer Properties. Vatterott is a private
career college offering specialized, technology-focused, hands-on,
training programs. Founded in 1969, St. Louis-based Vatterott
College now serves more than 6,000 students per year at its
16 midwestern campuses including local campuses in Sunset Hills,
St. Ann, O’Fallon and Washington, Mo.
